Bridging Loans

Due to the urgent nature of bridging finance there can be a lot of work to do in a short period of time, in order to provide you with money when its needed.  We will normally collect our fee, along with solicitors fees on completion of the loan.

We do understand however that sometimes you need to have a bridging loan in place in connection with a property transaction, but that at the last minute circumstances dictate that you do not require the funds.

In effect you have had the insurance of money available if required, and therefore we will require an undertaking for costs in the event that having arranged for you the lending facility, you do not subsequently take up the offer of finance.

Building Finance & Property Development Finance

Depending on the size of the project there may be various professional fees to pay. We will at minimum arrange for a valuation of the site / property, and for larger or more complex projects, will also require an appointed Chartered Buildings Engineer to provide an initial feasibility study, the cost of which is to be met by the applicant.

Should the project then proceed to get an offer of finance, then we will normally collect any fees on completion of the facility, but we will require an undertaking for costs, in the event that having obtained for you the lending facility, you subsequently do not proceed with the arrangement.

Advice Fee

Our typical fee for our advice and arranging the mortgage is 1% of the loan amount. For example, if you borrowed £100,000 then our fee would typically be £1,000. The precise amount depends upon your circumstances and complexity of the deal but we will discuss the fee with you before any work is carried out.
